Having trouble with eepsites...
Hello, I'm sorry to ask this question since I'm sure it gets asked a lot, but I'm having issues accessing eepsites. As you can tell I'm new to i2p. I have followed the tutorial to set my Firefox browser to the correct proxy of 127.0.0.1:4444 and installed the i2p software. I increased my bandwidth, and I waited about 45 minutes to make sure my router was well integrated. But almost every eepsite (both base 32 and .i2p) always tell me they are unreachable. Any idea what I did wrong? I tripled checked and as far as I can tell, everything is setup correctly. Any advice?

seems like you did nothing wrong.
Lots of eepsites noted on the addressbook are just down and offline.
Other are up and usually reachable, but from time to time not easy to reach due to limits being active.
Good tests for eepsites are e.g. echelon.i2p, i2pforum.i2p, trac.i2p2.i2p or i2p-projekt.i2p to see if your setup is correct.
I2P will show you a error if a eepsite is down/unreachable and a different one if the address is not found.
If you see a typical browser error, your setup is not correct.

Thank you. I am able to get onto most of the i2p sites you listed, but literally every other site I try to go to does not work. It keeps giving me a message "destination lease set not found". Is there a list or working sites anywhere? I'm assuming there has to be more than just the forum and wiki site, lol.

leaseset not found is a sign for "eepsite is dead", as the hidden service did not publish reachability information, or you may have a really bad connection into I2P.
stats.i2p shows a list of registered names, inr.i2p also, including a stats of which site was probed online. But inr.i2p links maybe not safe for work.
And yeah, lots of users did register a nickname/nameentry but lost interest and do not run any service anymore. As the addressbook entries are local on users systems, we cannot remove/revoke these unused names.

I have another question. When I go to my peers, the Router Transport Addresses shows my ISP IP address. Is this correct? I'm just wondering about anonymity and if I set something up incorrectly. It's probably me not understanding how i2p works, so please forgive me.

I2P does not hide the fact you are using it, it hides what you are doing on it.
Also I2P needs a IP address to connec to on the lower transport level.
So other I2P routers need the router information (which are stored in the netDB) to connect to your router to built up transports.
Basic I2P: a hidden service builds up tunnels with known peers (entries of the netDB), encrypted traffic is routed through these tunnels. No tunnel member should know the length of the tunnel or more than hop before and after itself.
As traffic goes client => OUT-tunnel => IN-Tunnel =>Server, the client does not know the server, as the IN tunnel is built by the server, and server does not know OUT tunnel, as out tunnel is built by client.
